Adverse credit is not one thing, it is many. What you have and when you had it both matter. We place the full range of credit histories regularly, including combinations that high-street lenders reject outright.

CCJs & Defaults.

Satisfied or unsatisfied, recent or historic. The right lender exists for almost every combination.

IVAs & DMPs.

Current or discharged, provided you have a clean payment history under the plan.

Missed Payments.

Mortgage, credit card or loan payments missed within the last two years, placed with context.

Bankruptcy Discharge.

Bankruptcy is not a lifetime bar. Most lenders consider applications one to three years after discharge.

Thin Credit Files.

No credit history can be as hard to place as bad credit. We place thin-file cases with specialist lenders.

Most adverse credit clients have already been declined elsewhere, often repeatedly. Each decline makes the next lender more nervous. We break that cycle with a single-application, first-try approach.

Soft Search First.

We check your position without a credit file impact before we apply anywhere.

First-Try Placements.

We only apply where we are confident of approval, protecting your credit file from further searches.

Rate Transparency.

You know your likely rate before we apply. No surprises, no wasted searches.

Credit Repair Guidance.

Sometimes waiting six months transforms your options. We tell you honestly when that is the case.

Specialist Network.

Direct access to lenders who operate only in adverse credit, not through high-street calculators.

Deposit requirements on adverse credit cases are typically higher than mainstream, but rarely punitive. Most of our adverse credit clients put down between 10 and 15 percent, not the 25 percent some brokers claim.

10-15% Typical.

Most adverse credit mortgages sit at 85 to 90 percent LTV. A lower deposit than you might expect.

Source of Funds.

Lenders look closely at where the deposit came from. Clean documentation matters more here than on a mainstream case.

Right to Buy & Gifts.

Right to Buy discounts and family gifts both accepted on most adverse credit lenders.

Equity from Sale.

Proceeds from a property sale accepted as deposit with minimal extra documentation.

Shared Deposits.

Joint applications with a clean-credit co-applicant often improve the overall case.

Specialist lenders look at affordability with context, not just a credit score. Current account conduct over the last six months often carries more weight than old defaults on your file.

Current Conduct.

Six months of clean current account statements demonstrates you are in a better place now.

Payment History.

Maintained payments on any active plan (DMP, IVA) demonstrate financial recovery and responsibility.

Realistic Rates.

Adverse rates typically sit just above the high street, not double. The gap is smaller than most expect.

Affordability Buffer.

Stress testing is more conservative on adverse credit, so lenders need comfortable affordability headroom.

Income Stability.

Long employment tenure or established self-employment history both strengthen the overall file.

The Client Challenge

The Automated Decline

High-street lenders run automated credit checks that reject anyone with adverse markers, regardless of circumstance or recovery.

The Credit Footprint

Each declined application adds another search to your file, making the next lender more cautious than the last.

The Rate Shock

Being told adverse rates are 'double the high street' when in practice the gap is usually under one percentage point.

Will my application hurt my credit file further?

No. We use soft searches for initial checks, which leave no footprint. We only apply formally where we're confident of approval.

How bad can my credit be before no one will lend?

You'd be surprised. Discharged bankruptcy over a year, multiple satisfied CCJs, active DMPs, IVAs and recent defaults are all placeable. The broker matters more than the adverse itself.

What deposit do I need for an adverse credit mortgage?

Most adverse products sit at 85 to 90 percent LTV, so a 10 to 15 percent deposit. Lower than many brokers suggest.

How much more will I pay versus a high street rate?

Typically 0.5 to 1.5 percentage points above the high street, depending on severity and recency. Usually a smaller gap than expected.

Should I wait for adverse to drop off my file?

Sometimes yes. We'll tell you honestly if a six-month wait would dramatically change your options. Often, though, waiting offers no advantage.
